CONCEPT DESCRIPTION

Three biosphere experiences to be established:

• The beach-front shall offer marine attributes with wellbeing modalities.  It shall also anchor the Marine Biology Center. 

• The hilltop offers expansive views of the Bali Sea and Gili islands off Lombok.

• Oceanic yacht sailing and outriggers support marine safari experiences/learning, with oceanic Art In Life. 

We shall provide an alternative to the common Bali beaches such as Kuta, Jimbaran, Legian, and Nusa Dua, offering instead smaller island life. The small islands of Bali are known as Gili. We shall occupy part of Gili Asahan, just off the western coast of Lombok (see map on previous page). Clients will arrive by boat from Serangan, Bali (2 hours by fast boat, plus 2 hours overland from Ubud).

THE PROPERTY

We spoke with the owner who has established Asahan Estates on Gili Asahan.  The land parcel map at right indicates the parcels of interest designating approximate zones as beach, hill, and bluff (hill top) without the aid of a topographical map or site visit.  We assume the hill side is not suitable for development. 

At present 23 acres (19.4 H) are considered, 9.6 on the bluff and 6.1 at the beach.  We understand a road/path can be established for horse/carriage transport between the beach and bluff.  Back-of-house will be located on the bluff along with half the planned 45 keys. 

The owner has lowered the asking unit price 40% over the past two months. 3-4 Lodges exist on the southern Gili Asahan coastline. The best is Gili Asahan Eco Lodge. 

The targeted parcels are indicated approximately by the yellow line at right. We shall be removed from the established destinations, differentiating the product with superior wellness systems (anchored with mainland Bali modalities), marine biology safari program, superiors facilities with Art In Life, with a gastronomic experience.

BEACH FRONT

Like Wakatobi Dive Resort in Southeast Sulawesi, a set of built beach-front villas offer immediate beach access. Ancillary aquatic wellness modalities shall be featured beach front.

HILL TOP LOCATION

Like Nihi Sumba villas (photo left) built and placed on the top of the Gili Asahan hill will enjoy expansive views. On the hill-top Balinese star gazing shall be featured with associated legends. 

THE FAMILY COMPOUND format will be used on the hilltop location, as presented in the other two Bali locations description.

MARINE BIOLOGY CENTER

The Marine Biology Center’s sea-tables classroom is utilized by the Marine Biology Naturalists to support the on-board marine safari sailing boat expeditions.

Kayaking, deep sea fishing, surfing trip, snorkeling,

ETHOLOGIST ABOARD SAILING YACHT

Contracting with Indo Yacht we shall utilize outrigger and sail boats for oceanic safaris.  They shall specialize in interpretive Ethology (the scientific and objective study of marine behavior). Aman Resort charters Indo Yacht Amanira and others for lux accommodations & service. Harmony Project shall consider the model, adding Ethologist abroad with dive masters and chef.
